City of Lasalle Planning Commission and Zoning Board of Appeals will meet Sept. 10.

Here is the agenda provided by the Board:

Consideration of the requests and petitions of B Brothers Real Estate, LLC, an Illinois Limited Liability Company by and through their managing Members, Michael Bergagna and Daniel Bergagna, for rezoning of certain premises being commonly described as part of what is presently known as 905-11th Street, within the City of LaSalle, LaSalle County, Illinois, presently zoned R-3, Two Family Residence, with said rezoning request to be changed from R-3, Two Family Residence, to R-4, Multiple Dwelling for the purpose of developing the former school building into a 14-unit apartment building, and further regarding consideration by and approval from the City of LaSalle Zoning Board of Appeals of a petition and requests by the Applicants for variances, waivers and/or exceptions from the provisions of the City of LaSalle Zoning Ordinances and/or Subdivision Ordinances in reference to reducing the minimum lot size in a R-4 zoning district for proposed lot (part of what is presently known as 905-11th Street, LaSalle, Illinois) from 25,500 square feet to 25,100 square feet more or less (calculated at 9,000 sq. ft. for three units, plus 1,500 sq. for the remaining 11 units) and for such front setback variances on the south side of the lot (11th Street) from 25’ to 17’and a side adjacent setback variance on the west side of the lot (Hennepin Street) from 25’ to 10’ and increasing the maximum building height requirement as required in a R-4 Zoning District from 45’ to 70’, and for such other variances, waivers and/or exceptions from the City of La Salle Zoning Ordinances and/or Subdivision Ordinances as may be necessary in the circumstances, all in reference to part of premises presently commonly known as 905-11th Street and within the City of LaSalle, LaSalle County, Illinois, all of which premises are more particularly presently described as following:

Lots 19, 20 and 21 of John Stuarts Subdivision of Lot 10 in the Southeast Quarter of Section 10, Township 33 North, Range 1, East of the Third Principal Meridian, in the City of La Salle, La Salle County Illinois except the East 30.00 feet thereof. That additionally, for informational purposes, the Real Estate PIN # is 18-10-411- 010.

That in connection with these proceedings and the Public Meetings and Public Hearings in connection therewith, the City of LaSalle Planning Commission and the City of LaSalle Zoning Board of Appeals may take such action and make such recommendations as the Planning Commission of the City of LaSalle and the Zoning Board of Appeals of the City of LaSalle may deem appropriate in the circumstances for recommendation and/or consideration thereto to the City of LaSalle City Council in the appropriate exercise of discretion of the Planning Commission of the City of LaSalle and the Zoning Board of Appeals of the City of LaSalle, including making recommendations in connection with any modifications to any of said requests and or recommendations as to any covenants, terms, and/or restrictions that the LaSalle Planning 0Commission and/or LaSalle Zoning Board of Appeals may deem appropriate in the circumstances at the time of said Joint City of LaSalle Planning Commission and LaSalle Zoning Board of Appeals meeting and public hearing and/or any continuances and/or reconvening of either and/or both of the same; that in regard to all of such proceedings, all parties will be provided an opportunity to be heard and to examine and to cross-examine all witnesses, all of which proceedings will be conducted pursuant to applicable law.
